108 real estate text scripts that sound like you

Copy-paste texts for every stage, from the first reply to a new lead through to the review request after closing. Short, human and written to get a reply, not to sound like a robot.

Text only people who said yes. Every script here is for contacts who gave you their number and agreed to hear from you, such as a website enquiry, an open house sign-in or a past client. In your first message to someone new, add "Reply STOP to opt out". Cold texting numbers from a purchased list can break the TCPA.

Frequently asked questions

What should I text a new real estate lead?

Reply within minutes, use their name, mention the property or search they asked about, and end with one simple question that is easy to answer, such as whether they want to see it this week or are still browsing. Short texts that sound like a person get far more replies than long ones.

How do I follow up with a lead who stopped replying?

Space your texts out, change the angle each time, and give them something useful such as a new listing that fits, a price change or a quick market update. A low-pressure question like whether their plans have changed often restarts the conversation.

Is it legal to text real estate leads?

Texting people who gave you their number and agreed to be contacted, for example through a website enquiry or open house sign-in, is generally allowed when you identify yourself and honour opt-outs. Cold texting numbers from purchased lists can break the TCPA and carrier rules. Check with your broker for your state.

How many real estate text scripts are free?

Three scripts in every category are free to copy right away. Enter your email to unlock all 108.
